Soak in Very Hot water for 24hrs.2) Cold stratify by placing seeds in a zip lock bag filled with moist peat moss or vermiculite for 60 days. Leave 1 inch of the corner open for air circulation. Periodically check to ensure they don’t dry out. Mist with a spray bottle as to not over wet them. 3) Plant seeds in a well draining seed starting mix. Plant near a window with filtered light, or use a grow lamp. Do not expose to full sun.4) Use a heated propagator mat to keep the soil at 75 degrees.5) Expect germination within 2-3 weeks.

It is a Very Common Landscape Plant, Most Notably in the Spring when the Tree is Full of White Blossoms. It is Used Frequently for it’s Rapid Growth Rate and Tolerance to a Variety of Urban Conditions, Including Drought, Air Pollution, and Heat.
